Technical Specifications of the Halls

The total built-up area of the park reaches 99,400 m² and is divided into three buildings: A (27,376 m²), B (39,500 m²) and C (32,500 m²). The halls feature a column grid of 12 × 24 m, a clear height of 10 m or 12 m, and floors with a load-bearing capacity of up to 5 t/m². There are 72 loading docks and 3 drive-in doors available. The floors are made of fibre-reinforced concrete and meet the flatness requirements of DIN 1822. An ESFR sprinkler system is installed for fire safety, and LED panels with an intensity of 200 lux are used for lighting.

Equipment Standard

The building façades consist of sandwich panels with mineral insulation, while the roof is made of trapezoidal metal sheeting with a PVC membrane, with skylights covering at least 2% of the area. Heating is provided by gas radiant heaters or Sahara heaters. Each 25,000 m² section of the park is equipped with its own 630 kVA transformer substation. The drainage system uses siphonic technology, including emergency overflows, and enhanced insulation can be provided for specific manufacturing processes.

Employee Facilities and Offices

The park includes two-storey office spaces designed to meet the specific requirements of tenants. These include offices, changing rooms, sanitary facilities, break rooms and server rooms. The interiors feature mineral suspended ceilings, ceramic wall tiles, antistatic flooring and a heating/cooling system. The offices have a clear height of 2.7 m and a lighting intensity of 500 lux.
