Ostrava’s brownfields attract growing interest – Lenzing Biocel as a prime example

According to the Podnikatelské nemovitosti a brownfieldy (Business properties and Brownfields) publication by CzechInvest, the highest number of brownfield sites in 2024 was recorded in the Moravian-Silesian region, with a total of 709 locations. This region, along with the Ústí nad Labem and Central Bohemian regions, also ranks among the areas with the strongest investor interest. Successful examples of transforming former brownfields into modern industrial zones for lease include Contera Park Ostrava D1 and the adjacent development area Hrušov, Ostrava City Logistics Zárubek, P3 Ostrava Central, and the industrial park DMC Paskov.

One of the most recent examples of successful development is Lenzing Biocel, which is becoming the key tenant of a new industrial hall within the DMC Paskov site. The project, developed by Demaco, is located on the grounds of the former Paskov coal mine. Its strategic location – directly by the D56 motorway and with direct access to a rail siding connected to a transshipment terminal – is a major advantage,” says Ondřej Míček, Head of Industrial at Savills, which brokered the lease. Lenzing Biocel, a leading producer of viscose pulp with a strong presence on both the Czech and European markets, is leasing 13,000 sq m of space.

Ondřej Míček, himself a native of Ostrava, highlights additional advantages of the region: “Ostrava benefits from excellent transport infrastructure. We have an international airport, we are located on the Baltic–Adriatic rail corridor, and we boast a high-quality motorway network. Future inland waterway transport is also a promising prospect. Poland is planning to make the Odra river navigable up to the Czech–Polish border, specifically to Bohumín. Should the project be implemented, Ostrava could gain access to a river port.

He also points out a specific feature of the local labour market: “From the perspective of investors and employers, Ostrava stands out due to its historical experience with heavy industry and large industrial companies. Local workers are accustomed to stable environments and value job security.
