CTPark Žilina Airport: Strategic Facilities for Logistics and Trade in the Heart of the Automotive Cluster
CTPark Žilina Airport is a modern Class A industrial park located in close proximity to Žilina Airport and the D1 motorway. Thanks to its location in one of Slovakia's most important automotive and high-tech industry clusters, it is ideal for companies focused on logistics, distribution and wholesale. Companies such as Kia Motors, VW, DPD, Libex and Demos operate in the surrounding area.
Location and Transport Accessibility
The site is located 13 km from the centre of Žilina, directly by the E50/D1 motorway. A railway station and airport are located nearby. The region has approximately 690,000 inhabitants and is an important transport hub with connections to the Czech Republic (40 km) and Poland (50 km). Public transport provides connections to the city. The University of Žilina is located nearby and provides qualified workers.
Technical Parameters of the Halls
The total built-up area is 95,655 m² on a site covering 32.47 ha. There are 11,347 m² of completed space available and a further 31,818 m² prepared for construction. The halls have a clear height of 12 m, a 12×24 m column grid and a floor load capacity of 5 t/m². The structure is made of prefabricated reinforced concrete, with the possibility of installing crane tracks. The mezzanine above the loading ramps has a load capacity of 500 kg/m².
Standard Equipment
The site is equipped with an ESFR sprinkler system, LED lighting with automatic intensity control, drive-in doors and hydraulic loading ramps with a load capacity of 6,000 kg. The façades have a fire resistance of 120 minutes, while the roofs are prepared for the installation of solar panels. The outdoor areas are illuminated by parapet lights and enclosed by a two-metre fence with a gatehouse.
Employee Facilities and Offices
The office spaces are designed with an emphasis on functionality – raised floors, suspended ceilings, air conditioning and network cabling. Kitchenettes are equipped with a microwave, refrigerator, dishwasher and sink. The site includes a Clubhaus community centre with catering, medical care and spaces for training and teambuilding.
